As a tenant, you have a right to a property that is safe, warm, light and comfortable to live in. To ensure this, the law changed in 2019 to guarantee all rented housing meets certain criteria.

General repair – the general maintenance and repair of your property to ensure it’s in good shape.
Stability – ensuring that cracks or damage to the building are not the result of subsidence, we make recommendations for repair.
Freedom from damp – we can assess the cause of mould or damp and identify what measures are needed for remedy.
Internal arrangement – ensuring that the property is not inappropriately divided or designed up in such a way that it is not appropriate for habitation.
Natural lighting – ensuring that tenants have an objectively appropriate level of natural light, vital to wellbeing.
Ventilation – ensuring that tenants have good ventilation, that windows are easy to open and close and that they function as they should.
Water supply – you should have a fully functioning water supply, free from the risk of disease such as legionnaires or other water-borne illnesses.
Drainage and sanitary conveniences – to ensure your waste and drainage is disposed of cleanly and safely.
Food Facilities – for preparation and cooking of food and for the disposal of waste-water.
We can help
Whether a private or social (housing association or council) tenant, the same rules apply. There should be no reason for anyone to live in a property that doesn’t meet the above basic standards.
